The PM Awas Yojna rooms rule has been updated in Bihar to help more families receive housing benefits. Under the new guideline, eligibility will depend on the number of rooms in a house rather than ownership alone. This change mainly supports joint families living together in limited space.

According to officials, if a pucca house has only two rooms and three married brothers live together, at least one family unit can qualify for the scheme. Married members without a separate room will be treated as eligible during verification.

The Rural Development Department has directed all districts to re-verify earlier survey lists. This verification process is expected to continue until January 2026. Earlier surveys had identified over 1.04 crore families as potential beneficiaries across the state.

At present, benefits are being given to families already listed in previous waiting lists. Around 12.2 lakh families from the 2024–25 and 2025–26 lists have received approval for house construction. However, many houses remain incomplete due to delays in fund release.

State officials have requested faster central funding so construction can move ahead smoothly. The new PM Awas Yojna rooms rule is expected to make the scheme fairer and ensure that families living in crowded conditions get proper housing support.

Installment payments under the PMAY-G fund release process have stopped for more than eight lakh families in Bihar. The PMAY-G fund release issue started because the state nodal account has no money left. As a result, thousands of beneficiaries who finished their house construction cannot receive their next payments.

The Rural Development Department has asked the central government to immediately send funds and allow the old payment system to continue until March 31, 2026.

State Minister Shravan Kumar wrote to Union Rural Development Minister Shivraj Singh Chouhan. He said the second installment of ₹3.88 lakh and the third installment of ₹4.20 lakh are pending for many families. He explained that in July 2025, the Centre suddenly shifted to the SNA SPARSH module for fund transfer. Because the state did not get advance notice, the Finance Department could not prepare for the change.

This year, Bihar aims to build 12.21 lakh houses under PMAY-G. Of these, the first installment has already gone to 11.35 lakh families, the second to 7.47 lakh families, and the third to 3.26 lakh families. Each beneficiary receives ₹1.20 lakh in three installments to build a permanent house.

The Union Cabinet extended PMAY-G for five more years, adding a goal of 2 crore houses. This brings the total target to 4.95 crore homes across India. States and Union Territories have received allocations and approvals to implement the plan.

For FY 2025–26, officials set a target of 32.9 lakh houses, with 25.6 lakh already sanctioned. From FY 2020–21 to FY 2024–25, authorities sanctioned 216.73 lakh homes and completed 176.47 lakh. The programme shows consistent progress in rural housing development.

PMAY-G offers financial aid to houseless families and those living in kutcha homes.
